Renting a home in Iceland requires careful verification of both the property and the counterparty before transferring any funds. This guide helps you navigate the practical steps of finding and securing accommodation while avoiding common risks such as unverified landlords, unregistered leases, or conflated administrative requirements. Set two ceilings: cash needed before key handover and sustainable monthly cost. Asking prices change quickly, so compare live listings with the HMS Rent Price Viewer, which uses registered contracts and can filter municipality, postcode, rooms, size, landlord type and fixed/indefinite term.

August 2026 market check

June 2026 valid-contract averages were about 3,515 ISK/m² in Reykjavík, 3,398 Kópavogur, 3,217 Hafnarfjörður and 2,880 Akureyri. Market-only Reykjavík was nearer 3,893 ISK/m². These are averages across existing contracts, not promises for a vacant home.

Live Igloo listings in mid-August showed the practical asking market:

  • private rooms around 95,000–170,000 ISK; the current room average was about 133,000 ISK;
  • small Reykjavík studios/one-room flats commonly 245,000–320,000 ISK;
  • two-room capital-area homes commonly 310,000–385,000 ISK;
  • three-/four-room family homes roughly 350,000–450,000+ ISK;
  • Reykjanes one-room examples 220,000–230,000 ISK, two-room around 280,000–335,000 ISK;
  • Akureyri examples included 93 m²/two-bedroom at 330,000 ISK and 130 m²/four-room at 360,000 ISK;
  • Selfoss examples ranged from 285,000 ISK for 66 m²/two-room to 341,000–345,000 ISK for large family flats.

Supply outside large towns is thin, so a low statistical average may not mean a matching vacancy exists. Save dated comparable listings.

Build the real monthly total

For a 300,000 ISK flat, add what the advert excludes. Use 5,000–15,000 ISK as a provisional electricity/heating allowance until you see actual bills; geothermal heating and inclusion vary by municipality/building. Current 1 Gb/s home internet is around 14,750–15,200 ISK monthly, while 5G can start around 11,300 ISK. Contents/liability insurance needs an individual quote. A capital-area adult Strætó pass is 12,000 ISK/30 days; a single fare is 690 ISK. Add parking, laundry, waste/common charges and commuting before comparing suburbs.

Example solo budget: 275,000 rent + 10,000 utilities + 15,000 internet + 12,000 bus + 5,000 insurance assumption = 317,000 ISK/month before food. Family example: 395,000 + 18,000 utilities + 15,000 internet + 24,000 transport + 8,000 insurance = 460,000 ISK/month.

Upfront cash can be first rent plus up to three months' cash deposit: a 300,000 flat can require 1,200,000 ISK before moving, then perhaps 30,000–100,000 for van/help and 100,000–400,000 for basic used/new furnishing. Negotiate a bank guarantee, guarantor or rent/move-out insurance instead of assuming cash is the only security; price each and note that insurance premiums are not returned.

Check 2026 housing benefits before signing. One person can receive at most 50,792 ISK/month; income phases out between 6,365,773 and 11,906,718 ISK/year, assets between 13.9m and 22.24m ISK, and benefit never exceeds 75% of rent. Household caps rise by size. Use the calculator with all adult taxable income and assets; treat the result as an estimate until HMS decides.

Run several searches at once. Igloo provides map, price, size, room, date and pet filters and often a structured application. Also check mbl rentals, Bland rooms and housing, student housing, non-profit rental companies, municipal housing and employer accommodation. Local Facebook Leiga groups can reveal small-market offers, but they provide less identity and payment protection.

Create alerts for several postcodes and one wider commute. Translate useful Icelandic terms: herbergi may be a room, stúdíó a studio, herbergjafjöldi counts living rooms as well as bedrooms, hiti innifalinn means heat included, and rafmagn ekki innifalið excludes electricity. Record floor area, actual bedrooms, legal use, start/end date, furnishing, pets, smoking, parking, storage, laundry, utilities, deposit type and number of current applications.

Apply like a real candidate

Prepare a short Icelandic/English profile: household members, work/study, combined verified income, desired start/duration, pets, smoking status and references. Offer only the documents relevant to the selection - employment confirmation, recent payslips, landlord reference or guarantor. A platform or landlord may request credit information, but ask what is required and how it is handled before sending a criminal record, passport scan or excessive financial history. Watermark identity copies for the named application.

Example message: “Two adults, both employed in Kópavogur, seek an indefinite home from 1 October. Combined gross monthly income is X; no pets/non-smokers. We can provide employment letters and former-landlord reference and prefer a bank guarantee. Please confirm viewing, included utilities, property number and HMS lease route.”

Screen before paying

Meet at the property or use a verifiable live video call. Ask the advertiser to show identity and authority: owner, company authorised signatory, licensed broker or written agent. Match the address and property number against the HMS property information services and check a company in Iceland Revenue and Customs' company register. If a broker is used, confirm the licence; a social-media profile is not authority.

Reject pressure to pay a “reservation”, application, viewing, key, cryptocurrency or overseas transfer before identity, premises and written terms are verified. Never send money merely to receive a viewing. Warning signs include rent far below comparable homes, copied photos, refusal to meet, landlord “abroad”, mismatched bank-account name, no property number, request to bypass HMS, or an advert offering legal domicile separately from actual occupation.

At viewing check locks, windows, heat/hot water, ventilation, mould smell/staining, smoke alarms, extinguisher, escape route, appliances, laundry, storage, meters and noise. Ask for recent electricity/utility statements and building rules, not a verbal “everything included.” Confirm who else shares kitchen/bathroom and whether the advertised room is an approved dwelling. Leave with a draft lease; compare at home and do not let scarcity erase verification.

Reviewing Your Icelandic Residential Lease Terms and Security Deposit

Use the current HMS English residential lease as the baseline. Confirm the exact property number, area, rooms and whether you rent a room or whole dwelling; an imprecise description can change what is legally included.

Term, rent and costs

A fixed-term lease ends on its date and generally cannot be terminated early unless a clear termination option is written. If such an option exists, the notice must be at least three months and the triggering circumstances should be explicit. An indefinite residential lease lets the tenant terminate with six months' notice; landlord termination is restricted and reasoned under current law.

Write the starting rent, due date, account, what is included and the evidence for pass-through charges. Rent is normally paid on the first day in advance. For a fixed-term lease, the contract may not provide for indexation or another rent change during its first 12 months. After 12 months, a party may request a market adjustment; a legal-entity landlord may request documented operating-cost change. Do not accept “landlord may raise whenever needed.” Identify the index, base month, calculation and notice form if later indexation applies. HMS's rental-price index measures market movement and is not itself intended as an automatic lease index.

List heat, electricity, water, common fund, waste, internet, parking and appliance responsibility. A tenant paying consumption should receive meter readings and supplier invoices. Property ownership taxes and normal ownership costs should not be disguised as undefined extras.

Security and use

Permitted security includes bank guarantee, third-party guarantee, recognised rent/move-out insurance, cash deposit, or another accepted form. A personal guarantee or cash deposit may not exceed three months' rent. The landlord must keep cash in a separately marked unrestricted account earning the highest available interest; it is not ordinary rent-account money. The tenant can refuse cash if offering another security the landlord finds satisfactory. Compare refundable cash/interest with non-refundable insurance premiums and bank fees.

Record pets, smoking, occupants, guests, subletting, storage, parking, alterations and accessibility needs. Do not promise that every household change needs consent, but do not assume a room can be sublet. Put agreed exceptions in writing. Check landlord access: suitable notice and consultation for inspection/repairs, with emergency access treated separately.

Attach the condition/fire-safety record. There must be at least one functioning smoke detector per 80 m², at least one extinguisher (two where apartment and garage are included), and usable escape routes. Either party may demand an independent condition inspection; the request must be honoured and cost shared equally.

Finally mark renewal priority, notices, agent contact, repair reporting and dispute route. Remove clauses that waive mandatory tenant rights or convert normal wear into automatic damage. Send specific objections: clause number, proposed replacement and reason. Sign only the final identical version and save attachments, house rules and payment instructions.

Sign and Register

Signing and Registering Your Residential Lease in Iceland

Complete your residential lease, submit the required documentation to the HMS Rent Register, and manage subsequent administrative steps.

From 1 January 2026, all residential landlords must register valid leases in the HMS Rent Register (Leiguskrá), and endings must also be deregistered. Registration is not an optional favour connected only to housing benefits.

Electronic route

The direct Ísland.is/HMS service creates and registers the lease automatically after every party signs. It is free to tenant and landlord. The phone number written for each individual must match the number in Ísland.is My Information, otherwise electronic signing can fail. A landlord may use Advania S5, Myigloo/Leiguskjól, OneSystems or Wise; if the landlord buys a provider service, the landlord bears that cost.

Before signing, compare the live version with the agreed draft: parties/kennitalas, property number, whole unit versus room, dates, rent, included costs, security, notice option, condition/fire attachment and agents. Each party signs its own role. An authorised agent needs authority; do not let an advertiser substitute an unexplained company or person at the last screen.

After all signatures, download the signed PDF and save evidence that it appears in Leiguskrá/My Pages. Check the registered rent, term and address. If an unfamiliar or false lease appears, do not confirm it; preserve screenshots and notify HMS with the incorrect fields and identity evidence.

Paper route

Use the official English paper contract if a party lacks e-ID. All parties sign by hand and two witnesses witness it. Include condition and fire-safety information. Email the complete copy to [email protected] requesting Rent Register registration. HMS states that paper registration can take up to one week and contacts the submitter if fields are missing. Save the sent email and later verify the entry; a signed paper sitting in a drawer does not satisfy the registration step.

Pay against a complete file

Do not transfer the deposit or first rent until you have the identified landlord/agent, final signed agreement, correct bank-account owner and key-handover plan. Reference payments with property, month and purpose. For cash security, demand the account arrangement and receipt showing principal; do not send it to an unrelated personal or overseas account. For insurance or guarantee, read coverage, premium, exclusions, claims and cancellation; a guarantee limit can remain payable by you after the provider pays the landlord.

Create a completion folder: advert, application, identity/authority check, final lease, attachments, register confirmation, security document, payment receipts and messages. Apply for housing benefits only with the correct household and registered lease, then track application, decision and payment separately.

If the landlord refuses registration after signature, ask in writing for completion by a fixed date and contact HMS. Do not agree to false rent, fewer occupants, a sham short-term tourism arrangement, or a payment outside the recorded lease. An unregistered arrangement does not erase Rent Act rights, but it creates proof and benefit problems that should be fixed immediately.

Move-In Documentation

Documenting Property Condition, Meters, Keys, and Move-In Payments in Iceland

Create an unassailable handover record covering property condition, utility meters, security payments, keys, and legal domicile prerequisites.

Do the handover while both parties can still see the same condition. Use the official condition and fire-safety form, not photographs alone. Record room by room, attach dated wide and close-up photos/video, and have both parties acknowledge the report. If either party requests an independent inspector, the other must agree and the cost is shared equally.

Inspect Iceland-specific risks

Test every exterior door, window and lock; radiators/thermostats; continuous hot water; taps, drains and toilet; ventilation/extractor; oven, hob, fridge, dishwasher and laundry equipment. Look and smell behind furniture, inside cupboards and around windows for damp, mould and condensation. Record cracked seals, cold walls, staining and ventilation noise before occupancy. Confirm whether the building is geothermal or electrically heated and who receives each meter bill.

Fire safety requires functioning smoke alarms - at least one per 80 m² - an extinguisher, and clear escape routes. Where a garage is included, a second extinguisher may be required. Test alarms with the landlord, photograph serial/expiry information and identify the assembly/escape path. Do not accept a blocked balcony exit or a window that cannot serve its stated purpose.

Count every key, fob, mailbox, storage, parking and remote. Identify the private storage unit and photograph it empty. Take electricity, hot-water or other meter readings with numbers and units. Note furniture, curtains, lights and utensils item by item if furnished. Photograph floors in daylight and appliance interiors. Record rubbish, cleaning and garden/snow responsibilities.

Transfer and notify

Agree in writing which provider/account changes on the handover date. Submit meter readings to the named electricity retailer/network or follow the landlord's documented inclusive-cost process. Choose internet only after checking the building connection and whether access fee/router is included. Arrange contents and personal-liability cover from the actual possession date; building fire insurance does not protect all tenant belongings or liability.

Send a same-day defect notice headed with address and lease. Example: “At handover on 1 October, bedroom window does not close; moisture is visible at lower frame; attached photos 01–04. Please confirm inspection and repair date by 4 October. This was present before possession and is added to the condition report.” Separate urgent no-heat, no-water, unsafe electricity, leak, lock or fire-safety defects and call the emergency contact as well as emailing.

Pay only agreed sums and keep bank proof. Do not label a deposit as “last months' rent,” and do not assume it can replace later rent. Obtain keys only against the agreed handover, then verify legal domicile and postal name separately. Keep an offline move-in bundle because portal access and listings can disappear.

Manage Tenancy

Operate your residential lease through traceable records, verify rent changes, handle maintenance properly, and maintain benefit eligibility.

Pay rent on the agreed date, normally the first day in advance, and preserve the bank reference. If payment is seven days late, default interest may apply; a deposit is not permission to stop rent. Update housing-benefit income, household and address when required and check HMS decisions rather than assuming registry changes settle the calculation.

Repairs, use and access

Report defects promptly in writing with location, effect, photos and requested response. Landlord maintenance should minimise disturbance. If a written demand is ignored for four weeks, current Renting Helpline guidance says a tenant may carry out necessary remedial work and deduct reasonable cost, but obtain advice and evidence before doing so. Serious defects left for eight weeks can support cancellation under the official guidance; unusable or health-dangerous housing has separate urgent routes. A tenant may claim proportional rent reduction while use is materially reduced, with an assessor deciding if parties disagree. Do not unilaterally stop all rent.

For mould, inadequate heat, water, ventilation, sanitation or fire risk, request inspection and contact the municipal health authority or fire service as appropriate. For a leak/electrical danger, protect people/property, call emergency contacts, then document. Distinguish tenant damage from normal wear and building failure.

The landlord may inspect or repair with suitable notice and consultation, not enter whenever desired. Preserve repeated-entry messages; refuse unreasonable access in writing while offering workable times. Emergency access to prevent immediate harm is different. Lockout, utility shutoff, threats or forced removal are not normal debt remedies; seek the Renting Helpline, police in an immediate threat, and legal help.

Rent and running costs

For a fixed-term contract, agreed indexation or other rent adjustment is barred in the first 12 months. Afterwards a party may request market alignment, and a legal entity may request documented operating-cost adjustment. Demand the official notice, comparable HMS evidence, base/current index and calculation. Example: a 300,000 ISK rent with an agreed post-month-12 factor of 1.04 becomes 312,000 ISK, not an unexplained rounded amount. Disagreement goes to the Housing Complaints Committee; silence is not informed agreement.

For metered utilities, compare start/end readings, tariff, invoice period and your unit. Ask for supplier evidence when the landlord collects the charge. Update occupants, subletting, pets, home business or alterations using the lease and law; obtain written consent where required instead of relying on a chat.

Keep a monthly ledger of rent, utilities, benefit, repairs and notices. Review expiry/notice dates three months ahead. Use HMS forms for rent changes, landlord termination, tenant priority and unpaid-rent processes. Escalate with a short chronology, contract, register proof, notices, replies, photos, invoices and exact remedy requested.

Ending and Disputes

End the Residential Lease, Recover Security, and Challenge Unlawful Conduct in Iceland

Navigate fixed-term expiry, ordinary notice, breach cancellation, final handover, security deposit recovery, and formal dispute routes.

First classify the exit. An indefinite lease for a room has three months' notice; an indefinite residential dwelling normally gives the tenant six months. A fixed-term lease ends on its date without notice and is not ordinarily terminable early. If it expressly permits termination for stated circumstances, notice must be at least three months. Give notice in writing and by a verifiable method; calculate the end date from the contract and law, not from the move-out day.

For agreements made since 1 September 2024, a landlord may end an indefinite residential lease only on statutory grounds and with reasons - for example qualifying owner/relative occupation, sale arrangement, substantial uninhabitable renovation, employment-linked housing, breach, or other significant justified ground. Commercial legal-entity and non-profit cases have special periods. Compare any landlord notice with the official termination table.

Do not confuse termination with cancellation for breach. A tenant may cancel for qualifying serious defects, including some not remedied within eight weeks after notice, but procedure and evidence matter. Get the Renting Helpline's advice before relying on cancellation. A tenant who simply abandons a fixed term may face compensation for the remaining period.

Renewal and handover

Where renewal priority applies, use the HMS tenant-priority notice at least three months before expiry and retain delivery. Track the landlord response and the statutory 30-day response step. Do not rely on “we will probably renew.” Agree any new rent and term in a new registered document.

Book a joint final inspection. Reuse the move-in inventory, take matched photographs, read meters, clean to the agreed standard, remove belongings, list keys and obtain a signed handover with date/time. Normal wear is not tenant damage. Give a forwarding address and payment account without surrendering claims.

For a cash deposit, the landlord must within four weeks of return either repay principal plus interest without unreasonable delay or give written notice of a claim/reservation. Demand an itemised amount, invoices/photos, legal basis and return of the undisputed balance. If you reject the claim, do so in writing; the landlord must then take it to the Housing Complaints Committee or court within the applicable further four-week period. Late repayment attracts default interest after four weeks. Do not substitute the deposit for last rent without agreement.

As of 2026 the end or cancellation must be deregistered from Leiguskrá through the service provider used. Verify the end date in My Pages and notify HMS of a false or missing deregistration. Separately close utilities, benefits, insurance, internet, legal domicile and mail.

Challenge and recover

Start with the free Renting Helpline for procedure. The Housing Complaints Committee handles Rent Act disputes such as rent, repairs, deposit and termination; file the correct form with lease, register proof, notices, delivery, chronology, calculations, photos and invoices. Ask the Committee about current language, fee, processing and whether the remedy sought is within its jurisdiction rather than copying the unrelated consumer-board fee. Municipal health/fire authorities decide safety conditions; police handle immediate threats, not ordinary deposit accounting. A committee ruling may still require district-court enforcement or review, so read the decision's legal-effect instructions and deadlines.
